To form a residential environment of a new quality, we analyzed the evolution of the functional zoning of cities, starting from the 30s of the XX century.
The Athenian charter sounded like this: “A vacant block of flats in the space is the only expedient type of dwelling. The urban area should be clearly divided into functional zones. ”
In 1960, Jane Jacobs wrote – “The connectivity of spaces should be equally high throughout the city. For the growth of the economy of cities, “networks” of closely located facilities and enterprises are needed. ”
In our time, the age of the “digital revolution”, the development of technology gives new opportunities for the development of the city. Mixed functions do not necessarily carry to different places. The office can be arranged in the apartment and vice versa.
Thus, all the key functions of the city can now be accommodated within one block to make it a full-fledged and self-sufficient element of city life.

The formation of the “ideal” quarter in our conception takes place in 5 steps:
STEP 1: TYPE OF QUARTER
At the initial stage, we offer 3 sizes of the quarter – S, M or L, depending on the site. We find the most comfortable density and preliminary technical and economic indicators.
STEP 2: CONSTRUCTION TYPE
Next, there are three types of sections to choose from, from which you can create the necessary configuration for a particular section.
Latitudinal and angular sections act as an ordinary building, the towers serve as accent dominants in the structure of the quarter.
STEP 3: ALTITUDE
Depending on the requirements of the town planning regulations, the wishes of the developer and the insolation standards, it is possible to use different heights in sections. Connection of different types of storeys will provide the necessary diversity of development.
STEP4: DESIGN OF FACADES
In the decoration of houses, there are 5 variants of facades, each of which can be made in different colors. The main finishing materials are clinker bricks, terracotta panels, large-format composite panels. Also, special niches and decorative baskets for air conditioners are provided.
STEP 5: IMPROVEMENT
As a finishing touch, there are 4 options for improvement. All options are based on the concept of a “courtyard without cars” (with travel only for special equipment), have grounds for various social groups and a variety of landscaping, including the planting of large trees.

Thus, using the proposed algorithm, you can build an ideal quarter, with flexible and diverse architectural solutions.
