The territory considered within the framework of the competition has a unique urban development potential for Moscow. Located in close proximity to the Moskva River and the Novodevichy Convent, having easy access to several types of transport (3 transport ring, MKZHD, the Moscow metro line, Moskva-river), this site has all the possibilities to become an attractive urban development cluster of both residential and Public purpose.
Our project uses the full potential of the territory, transforming existing restrictions into advantages for the future habitat.
So, adjacent to the northern side of the section railway tracks, we suggest to cover the habitable platform, which can accommodate business, exhibition and other functions with a total area of ??up to 1 million sq.m.
Noisy neighborhood with the 3 transport ring gave birth to a landmark object in the form of a linear super-house with a panoramic view of the Vorobyovy Gory, performing the function of a noise shield.
The need for protection from the adjacent thermal power plant created a developed cultural and social center in the eastern part of the site, designed to become a point of attraction on a city scale.
Thus, exposing the “outposts” from all the disadvantages, we received a unique in terms of comfort internal space, which housed the main residential and public areas.
Residential development is divided into two lines of blocks, between which is a central recreational space with an artificial lake. Quarters of the first line, overlooking the Moskva River, have all the advantages of a “house on the embankment,” while internal quarters receive no less worthy views thanks to the reservoir.
In addition, to improve the quality of the urban environment, all yard spaces are elevated on the stylobates. This allowed not only to place the necessary number of parking spaces, deepening only 1 underground level, but also to clearly separate private and public spaces.
The central recreational zone is complemented by greenery areas of the school and kindergartens that provide all the estimated population.
Public building of a wide horseshoe closes lines of quarters, forming a comfortable public space, which is planned to be closed with a light tent structure. The Public Block may include the Exhibition Center, the Concert Hall, the Media Library, as well as the Center for Alternative Energy, where new energy technologies are being explored and introduced – the future successors of the CHP.
A lot of attention in the project was paid to pedestrian connections with the surrounding urban landscape. Thus, from the north to the south, an open pedestrian bridge pierces the territory, designed to provide direct communication between the residents and the park of the Novodevichy Convent on the one hand and the metro station Studencheskaya on the other. On the western side, such a bridge connects the territory directly with the perspective station of the MKZ Potylikha, and further with the park of the floodplain of the Setun River.
In the development of the future project, it is proposed to use a consortium of several architectural bureaus that will achieve the high quality of the urban environment, while preserving the diverse living space.
This layout has a clear division into separate fragments, providing both the possibility of parallel work of several project teams, and the possibility of stage-by-stage development of the territory.
